Thinking About Building A New Modular Home In Rural Iowa in 2018?
Griffith Homebuilders shares a few things to think about if you are considering a new home. Here are a couple of suggestions that will help you get started.
Land
It is obvious that you need land to build on, but there are so many factors involved. If you don’t have land purchased, you should start your search through family/friend or call a local real estate agent.
Placement of the Home on the Land
Exactly where and how should you place the home on your property? Some of the things to consider are:
- Driveway: A long driveway leading back to a peaceful setting is fantastic, but there are downsides. First is the cost of the drive, second is the fact that you will likely have to plow the snow. Tradeoffs.
- Utilities: What utility companies serve the property? Ideally, water and electricity are already available. If not, these needs will cost money, especially if you need a new well for water.
- Walkout Basement: A sunny lower level basement with a walkout is a great way to affordably add usable square footage to your home. To do so requires the land terrain to build it. You will need a gentle slope at a minimum.
- Orientation to the Sun: This is a big deal. How do you position your home to maximize (or minimize) sun light coming into your home. Which rooms do you want to face south?
Floor Plan
This is where the fun part begins. There are thousands of floor plans available. There is a wide range of styles, sizes and prices. The best advice we can give is determine what your budget is and then prioritize your specific needs (kitchen layout, number of bedrooms, etc). Then start your research. This can be done on the internet, a phone call, or the best suggestion is to tour a builder’s model home. A builder should have a collection of floor plans they can show to you, with up front pricing.
